In December 2006 the Army announced that Actus Lend Lease would serve as the preferred developer for the revitalization of Family housing on the Fort Knox installation. Actus based its conceptual design for the new and renovated communities on extensive input from current Fort Knox residents and as a result Knox Hills communities are designed with today’s modern Army Families in mind. Attractive streetscapes, homes with great curb appeal, security, and open space for recreation and wellness are just a few of the elements included in Knox Hills neighborhoods. The concept of Knox Hills is to create an environment where Army Families can thrive. Actus development and design experts skillfully designed streetscapes and homes with careful attention to massing and density, ultimately alleviating the stress of congested living and reflecting plans that allow Families to thrive.
In fact, the development plan for Knox Hills called for a dramatic density decrease in all new Fort Knox neighborhoods. With Maple Ridge, the first new community online the result is an abundance of green space, parks and yards, as well as a variety of facade treatments and architectural styles. Individual homes feature spacious, open floor plans with plenty of gathering spaces for Families to interact and entertain. Actus Lend Lease’s commitment to environmental sustainability is apparent at Knox Hills. By reusing the existing site, street and infrastructure networks, disturbance to the earth is minimized.
Additionally, the Knox Hills design incorporates solar panels on village and neighborhood centers, conserving electricity and lowering utility bills. The project’s use of electronic locks, tankless heaters, gas appliances and mechanical systems take advantage of the efficiencies of natural gas, protect the project from rising electricity prices and ensure value over the life of the project. Furthermore, Knox Hills plans to install ground source heat pump (GSHP) HVAC systems in all of its new construction including homes and the new leasing office.
The geothermal technology utilizes transference of heat from the earth into a distribution subsystem for heating and cooling inside air. According to the EPA, it is the most energy efficient, environmentally clean and cost effective space conditioning system available, since 70 percent of the energy used is renewable.
